Don't try to get links from link farms or other spammy directory-type websites. These would be considered "black hat" in-bound links and can only be harmful in the long run.

I think that one mistake that can be made is if you obtain links from bad neighbourhoods, link farms and illegal sites, etc

1) Avoid linking to sites un-related to yours

2) Try to avoid sites linking to yours, that have no relevance to your site/topics.

3) Avoid linking to multiple sites that might be on the same web host as you.

there is no mistake if you build links from bad neighbourhoods..is just a waste of time. You need to find the better links spending less time and money..That is the idea.

Creating links on pages that spiders cannot crawl on.

Pages generated by Flash or JavaScript cannot be read by search engines. Also, texts within frames are ignored by search spiders.

Creating link from Link Farm or Free for All Sites:

Joining an FFA site or a link farm is one of the fastest ways to get “bad quality” inbound links. This is because such sites do not really filter their member sites so that they get a lot of websites with unsavory reputations as well as simply poor quality sites. By joining such a community your website will automatically be linked to them and this is one thing you do not want.

Placing links on dynamic pages.

Dynamic pages change and takes a long time to get indexed, hence, they ultimately won’t help you with your page rank. You will know a dynamic page if its URL includes special symbols such as &, ? and others.

I agree with Stenna and What Stenna said is right. You must link exchange with relevant theme site and if you can, you must effort get in high PR and quality.
